A one-bedroom apartment in a solid central Athens neighbourhood, a renovation project in a prime area, or a comfortable house in Kalamata, Crete or Thessaloniki. This is the entry point for rental-income buyers, and Kalamata is the cheapest coastal market BUY GREECE tracks.
A quality two- or three-bedroom apartment in a desirable Athens district, a modern home in Crete, a restored house in Nafplio's Old Town, or a property that clears the €400,000 Golden Visa tier that applies to most of Greece outside Attica, Thessaloniki, Mykonos, Santorini and the larger islands.
An Athens Riviera apartment in Glyfada or Voula, a sea-view island villa, or a new build that clears the €800,000 prime-zone Golden Visa tier. This is luxury-tier in most of Greece and mid-market in Vouliagmeni and Mykonos.
Budget roughly 5–7% above the price for transfer tax (3%, 3.09% with the municipal surcharge, on resales), notary (1–1.5%), legal fees (1–1.5%) and cadastre registration; add a broker commission of around 2% plus VAT and the all-in stack is closer to 8–10%. New builds may fall under 24% VAT instead of transfer tax, though that VAT is suspended on most new construction through 31 December 2026. After purchase, annual ENFIA property tax is typically a few hundred to a couple of thousand dollars for a mid-range home, more for island villas.
