Greek property news in 2026 is mostly a story of a market that has matured. The double-digit years are behind it, the structural drivers are still in place, and the interesting movement is no longer "prices up" but where the demand is going and what the law is doing to it. Here is the picture, with the numbers attached.

What actually changed this year

Short-term rentals got a fence around them. Law 5170/2025 brought mandatory safety, insurance and compliance standards for every short let from October 2025; EU Regulation 2024/1028 adds mandatory registration display and platform data-sharing from May 2026; and new AMA registrations are frozen in Athens' 1st, 2nd and 3rd municipal districts (Plaka, Koukaki, Kolonaki, Exarcheia, Pagrati, Neos Kosmos, Petralona, Gazi and neighbours) through at least the end of 2026, with central Thessaloniki added from March 2026. Because an AMA is issued to the owner and does not transfer on sale, a buyer in a frozen district is buying a long-let asset whatever the seller was doing with it. The Golden Visa settled into its three tiers. After the 2024 reshuffle, 2026 is the first full year where buyers treat €800,000 in Attica and €400,000 elsewhere as the baseline rather than the surprise. Demand has shifted accordingly: the Peloponnese, Crete and the smaller islands are getting Golden Visa money that would have gone to Athens three years ago.

The capital gains window is closing. The suspension of capital gains tax for individual sellers runs to 31 December 2026. It has been extended before; nobody should plan on it being extended again. Owners thinking about selling are bringing decisions forward, which is adding resale supply in the Riviera for the first time in a while.

Where the demand is

  • Athens Riviera. Still the deepest international demand and the tightest supply. Glyfada, Voula and Vouliagmeni lead; The Ellinikon's delivered phases have reset what buyers expect from a new build on this coast. No short-let freeze here.
  • Central Athens. The freeze split it in two. Investors wanting short-let income moved to districts outside the 1st–3rd (Kypseli, Zografou, Kallithea) or to the Riviera; the historic centre is now a long-let and owner-occupier market, which has cooled prices in exactly the streets that ran hottest in 2022–2024.
  • The Peloponnese. The €400,000 tier meets real coastline. Kalamata at €1,400–€3,200/m² is the cheapest coastal entry we track; Nafplio's listed Old Town and Porto Heli's villa coast bracket the range.
  • The islands. Mykonos (€7,500–€18,000/m²) and Santorini (€4,500–€7,500/m²) hold the trophy bands; the Ionian leads tracked yields at up to 6.8%; Paros and Milos carry the momentum story.

Who is buying

Americans remain the largest foreign buyer group we see, followed by British, German, Israeli and, increasingly, Australian and Canadian buyers, many of them Greek diaspora. The average enquiry budget from US buyers on our platform is €980,000. The mix has tilted toward lifestyle and relocation rather than pure yield, which favours well-built, energy-efficient stock in places people actually want to live.

What it means if you are buying in 2026

  1. Stop reading 2023 Golden Visa thresholds. €250,000 is restorations only.
  2. If short-let income is the goal, buy outside Athens' frozen districts; a seller's AMA does not come with the property.
  3. If you are selling, the capital gains exemption has a date on it.
  4. If the budget is under €400,000, the Peloponnese and Crete give you coast, yield and a Golden Visa route; Athens gives you two of the three.

Outlook

Low-to-mid single-digit national price growth is our working assumption for 2026–2030, with prime coastal and regeneration-adjacent micro-markets outperforming. Greek prices remain well below Spain, Portugal and Italy for comparable product, supply is constrained by land and permitting rather than demand, and the buyer base is broader and less speculative than in the last cycle. None of that guarantees anything; it does make a crash the less likely scenario.
