This area is booming with new infrastructure (The Ellinikon mega-development) and luxury real estate projects. Think beachfront apartments, designer villas and marina views, all within 30 minutes of the city centre and airport. The best place to buy depends on your lifestyle, goals and budget. If you want the strongest yield, look at central Athens short-term rentals (where AMA registration is available) or the Ionian. If you want the lowest entry price on a coastline, look at Kalamata and Laconia. If you want a Golden Visa at €400,000, stay outside Attica, Thessaloniki, Mykonos, Santorini and the larger islands. If you want the trophy address, it is Vouliagmeni or Mykonos.
