Price compared with the area

At €3,820–€4,890 per m², the asking prices here compare with an average asking price of €2,500 per m² in central Athens, up 4.2% in a year (Spitogatos, Q2 2026). Area averages mix old and new homes, so a new build usually prices above them; compare homes of the same age, size and floor.

Golden Visa

Gazi is in the €800,000 tier of Law 5100/2024: the amount must go into one home of at least 120 m² of main living space, and a home bought for the Golden Visa cannot be let short term. Garden level G1, Garden level G3, First floor A2 and Second floor B4 are under 120 m² and priced below €800,000.

Costs on top of the price

On Garden level G1 at €125,190, a 3.09% transfer tax comes to €3,868, and notary, lawyer and registry fees add roughly €2,880 to €4,630 (about 2.3% to 3.7%; our calculation). New builds are usually sold with 24% VAT instead of the transfer tax unless the developer suspends it, which is possible until 31 December 2026, so ask which applies here.
