Buying a home, investing or planning a move? Find the answer below, compare the linked properties and guides, or send us your property brief. Reviewed 28 October 2026.
Start with a property-price range, preferred locations and intended use. Browse the published homes, then ask for a dated unit list, written asking prices and plans for the options you like. A project page does not mean every unit is still available. Tell us whether your budget covers the price alone or also taxes, agreed fees and any works so the search starts on the right basis.
Yes. Americans and other foreigners can generally buy Greek property without Greek residency or citizenship. Non-EU/EFTA buyers need prior approval in designated border areas, and each property has its own legal and technical checks. Prepare a Greek AFM tax number and appoint independent advisers before committing. Buying a home does not itself give you permission to live or work in Greece.
Yes. Our published Glyfada projects include Halcyon, Spartis, Lamias 37, Era 35 and Oinois. Compare the unit, main living area, floor, outdoor space, parking, condition and delivery status. Then request current availability and a written price for the exact unit. For a wider Athens search, tell us whether you prefer the coast, central Athens or the northern suburbs; the right shortlist depends on your daily plans and budget.
Ask for the exact development, unit reference, dated asking price, floor plan, main living area and what the price includes. Distinguish a home inside The Ellinikon from a nearby property in Elliniko or Glyfada. Public starting prices and older articles do not confirm today’s availability. Use our Ellinikon guide for context, then send the unit or project you are considering so we can discuss your enquiry. Confirm the seller and representation for that purchase.
Start with how you will use the home. Compare a Nafplio town property with surrounding Argolida villages, or a Kalamata apartment with nearby coastal areas. Check year-round access, the actual drive to services, the building’s condition, permitted works and management needs. Choose the area first, then compare individual properties. Send your preferred town or coast, budget and property type to ask about current options; a location guide is not confirmation of available stock.
Yes, subject to the buyer’s status, any designated border-area approval and the individual property’s restrictions. Compare year-round flights or ferry access, local services, lawful access to the home, its condition and who will manage it while you are away. A sea view or island location does not establish building rights, rental permission or Golden Visa eligibility. Tell us which island and how you intend to use the property before requesting options.
Use the property’s written euro price as the starting point. Its dollar equivalent changes with the exchange rate and your provider’s conversion charges, so note the date and rate used in any comparison. Keep transaction costs and any renovation allowance separate. A national average or a dollar price in an older article does not value a particular home. Share your budget in euros, or state that it is in dollars, when requesting a shortlist.
Allow separately for the transaction’s applicable tax, legal and technical advice, notary, registration, agreed agency fees, and any financing or works. Where transfer tax applies, AADE states 3% of taxable value plus a municipal levy of 3% of that tax, effectively 3.09%. Ask your notary whether transfer tax, VAT or an exemption applies to this sale, and request an itemized estimate. There is no universal all-in buying-cost percentage.
Prepare an AFM tax number, appoint independent Greek legal and technical advisers, shortlist a property, complete the agreed checks, confirm funding and payment requirements, sign the notarial deed and register the transfer. A transaction-specific power of attorney may let a representative handle the purchase without you travelling to Greece. Confirm its form and scope with your lawyer and notary, and identification requirements separately with the bank. Agree the timetable for your particular transaction.
Have your independent Greek lawyer review the recipient, property reference, proposed agreement, refund conditions and deadlines before paying. Ask what the money secures, which legal and technical checks remain, and what happens if finance or a material property issue prevents completion. Confirm the seller’s authority and payment instructions through an independently verified channel. A reservation payment does not replace title, planning or technical checks, and a refund is not automatic.
Financing depends on the lender, your income and residency, documentation, valuation and the property. Do not treat an advertised price or an initial mortgage discussion as loan approval. Confirm the amount you can fund, currency exposure, required documents and lender conditions before agreeing payment deadlines. Tell us early if the purchase depends on finance so the property enquiry can reflect that condition. Mortgage advice and approval must come from the relevant lender or authorized adviser.
The standard real-estate threshold is €800,000 in Attica, the Thessaloniki, Mykonos and Thira regional units, and islands above 3,100 census residents; it is €400,000 elsewhere. Standard built-property purchases require one property with at least 120 m² of main spaces. Special qualifying conversion or listed-building restoration routes can start at €250,000. Price alone does not establish eligibility. Have an immigration lawyer and engineer check the route, property documents and acquisition history before committing.
It can under a qualifying special route, but an ordinary €250,000 apartment does not qualify on price alone. A conversion must meet the change-of-use conditions and be legally completed from 5 April 2024 onward and before the application; a listed-building route has restoration obligations. Check the property’s history, permits, works and eligibility with independent advisers before reserving. Keep taxes, professional fees and any remaining works outside the investment-price assumption when setting your total budget.
Check the exact address, permitted use, current registration rules, safety requirements and any Golden Visa restrictions before buying for short lets. In Athens’ restricted 1st, 2nd and 3rd municipal districts, a sale removes the property from the short-let registry and re-registration is blocked during the restriction. An existing AMA is not a transferable guarantee. New-rule Golden Visa properties have separate short-let prohibitions; older or transitional cases need individual review. Assess long-term letting separately.
BUY GREECE® can discuss your brief and the properties published on this website. Before appointing anyone, confirm the legal entity, who represents the buyer and seller, the services included, commission or fees, taxes and when payment becomes due. Ask who will obtain outstanding documents and coordinate viewings. Appoint your own independent Greek lawyer and engineer for legal and technical conclusions. Clear responsibilities and written terms should come before a reservation or purchase commitment.
Compare the asking price and total acquisition costs with a realistic rental scenario for that specific property. Gross yield uses rent before costs; net results must account for vacancy, management, maintenance, insurance, property taxes and income tax. Check the lawful letting model first, and test lower rent, longer vacancy and unexpected works. Use the calculator to inspect assumptions, then obtain property-specific evidence. A regional yield figure is not a rental forecast or a guaranteed return.
Request the exact unit plan, main living area, specification, permits, title information, written price, included parking or storage, payment schedule and contractual delivery terms. Distinguish renders from agreed finishes and check what remains subject to change. Have independent legal and technical advisers review the contract, developer obligations, delay provisions and progress evidence. A project’s marketing page does not prove that a particular unit is available or establish its completion date.
View properties for sale in Greece →Send the property links or unit references, your budget, preferred dates and any access needs. Ask for current availability and written prices before booking travel. If you are abroad, ask whether a live video viewing, current walkthrough or an independent inspection can be arranged for that property. Confirm the appointment, address, contact person and what you will be able to inspect. A viewing helps you shortlist; it does not replace legal or technical due diligence.
Send your preferred areas, property type, bedrooms, intended use and timing. State a property-price range—for example €250,000–€400,000, €400,000–€800,000, €800,000–€1.5 million or above €1.5 million—and keep a separate allowance for costs and works. Mention financing or a Golden Visa requirement, plus any property links you like. These are enquiry ranges, not a promise of stock or eligibility. The next step is to confirm current options and the services you need.
